You can have high blood pressure (hypertension) for years without a single symptom. Uncontrolled high blood pressure increases your risk of serious health problems, including heart attack and stroke. As a service to the community, the BSGAC will be offering free blood pressure screening on the lanai of the Clubhouse on Monday, April 12th from 11 a.m. until noon. Everyone is urged to take advantage of this opportunity! This program will be conducted by the Edison College Nursing Program in conjunction with ConfiCare Home Health Solutions.
Suspicious Vehicle
SUSPICIOUS VEHICLE -- GREY CHEVY IMPALA, FL TAG 252VTV--
CALL 911 An alert resident observed a Grey Chevy Impala with a FL license plate number 252VTV attempting to exit the golf gate without a bar code. The the vehicle did force the gate and exited but the resident recorded the license number. The plate was ran by Lee County Sheriff Office and found to be an expired plate from the Miami area. The LCSO advised that our security company call 911 immediately if the vehicle attempts to reenter and they will respond quickly. They suggest that vehicles with expired tags are often used to "case" areas for later possible criminal activity. If any resident observes this vehicle, immediately call 911 and report it's presence in BSM and indicate that LCSO has advised that they are looking for this vehicle. Also call the front gate to report that 911 has been called and the last location of the vehicle.

At the January 26th annual PGI Section 22 Homeowners Meeting a new board of directors have been seated. New members are: John Hammond, Ray Love and Joe Miller. Retiring are Stu Gassner, Jack O'Neill and Tom Woodling.
A thank you goes out to the retiring members for their service to the community.
Kathy Berree will serve as the President. John Hammond will serve as Vice President. Jim Welch will serve as Secretary/Treasurer. Ray Love, Jonathan Miller, Barb Mueller and Joel Spector will serve as Directors.

When selling your home, please be sure to advise the Realtor that the Title Company must also request an Estoppel and application information from the PGI Section 22 Master Association in addition to your own local association. Failure to do so may leave an unpaid balance on the property that the new owner will be required to pay and will also delay them from being listed into the gate system directory.

When attending an evening event in golf cart, do not park out front. Chains placed at closing of golf course, as well as newly added boulders and closure of golf gate will prohibit access to community in a golf cart.

Residents:
As many of you are aware, Burnt Store Marina is experiencing an unprecedented increase of burglaries. There have been 7 to date occurring in Redfish Cove, Courtside Landings and Prosperity Point.
The Board and the CAC Committee have been working with the Lee County Sheriff's office, Weiser Security Company and RealMark Properties to increase patrolling within the community in a variety of ways. Section 22 has authorized hiring off duty officers to patrol in unmarked cars for suspicious vehicles and persons during night time hours. Weiser Securities has increased its nighttime staff by at least 3 personnel to supplement the rover currently on duty each night. LCSO has assigned a detective to work with us and keep us informed on developments. RealMark has repaired a break of their fencing in the maintenance area and will secure a gate at the entrance to the maintenance area. We are working together to stop this crime spree.
Now we are asking for your cooperation. Below is a common sense list of actions you can take to protect yourself and your home. Please read this list and take appropriate action:
Any action you take to protect yourself is in your best interest.
Always call 911 before anyone else to report suspicious activities or vehicles. Advise the dispatcher you want the Lee County Sheriff's office or call Lee County dispatchers at 239-477-1000.
In conjunction with the information provided above as a precaution we are closing the Matecumbe Gate at 6:00 p.m. each day and we are requiring all non-residents who enter to present their driver's license before entry is granted.

Comcast Community Channel is back on Channel 95
Comcast has moved our Community Channel back to channel 95 from 98. The Palm Coast Cable community channel remains channel 11.

Irrigation Services recently requested a meeting with Section 22 to report the financial condition of the irrigation operations for the calendar year 2009.
The end result was the establishment of 2010 new billing rate for the community.
I would ask the Board forward our notice out to the member associations as well as placing this in the announcements on their existing website. Click here for a copy of the Letter.

Realmark Completes Irrigation System Improvement
With over 10 miles of irrigation piping in the ground at Burnt Store, surprisingly the furthest point from our pump stations, the residential irrigation system was not looped. Without exception, utility systems installed these days include system looping, or said another way, providing the utility source from two different directions. This is preferred to reduce the chances of service interruptions. Often times, interruptions come from mechanical failures or excessive use from one direction, through the implementation of system looping the other supply side can provide the added volume or pressure for the rest of the users on that particular supply line.
As promised, throughout the month of July, the irrigation team from Realmark Scapes installed 4,000 feet of 4 inch pipe along Vincent Avenue. With this enhancement, the properties at the northwest corner of Burst Store should no longer experience limitations in pressure or volume.
We are proud to report the connection is done and is working exceptionally well.

Sub Association Irrigation Spread Reimbursement
Section 22 has calculated the reimbursement amounts for the associations that are reimbursed for irrigation water used on Section 22 property. If you find an error please advise the board since we had to reconstruct the properties and amounts from last year's records. The increased amount reflects the increased rate paid for the gallon-age which is $2.55 per thousand gallons. We apologize for the delay and appreciate your patience.

Alliant is a professional, service oriented company, and over the past four years we have prospered and grown as a successful association management company. It’s a wonderful feeling for us to know how well we did, and we’re not so quietly strutting about the progress we’ve made.
However, we’re fully aware that our accomplishments are not simply attributable to "genius" leadership or hard-working employees. We grew and prospered only because we found some great friends like you who trusted us and gave us loyal support along the way.
So this is a thank-you note for allowing us to manage your association, for putting up with occasional errors due to "growing pains", and just for putting us on the map. We want you to know that we listen to your suggestions, advice, complaints, and criticism, good and bad.
We hear you and we’ve recently made some changes at Alliant. We’ve made physical changes in the office set up, but mostly we’ve made changes in departments and staff in order to better serve you.
We stand by our motto "Alliant has a new approach to Association Management"; it is the team effort of all of us at Alliant to support you in the day to day needs of managing your association.
We’ve expanded the accounting department and added staff to better serve the board and the owners. The operations department made major changes in staff by adding seasoned professionals to our team. Because technology has been one of the major keys to our growth and success we will continue to concentrate on this area. We have recently upgraded our Network Server, added equipment and software, and created a new department all of which to provide excellent customer service.
We are excited to announce another enhancement to our service to your community. Our new Service Call Center, a.k.a. Customer Service Center will be up and running by April 15th. The staff assigned to this department will be dedicated to answering all questions coming to the office via phone. They will have the ability to answer owner questions on the spot in most cases or forward to the person who will have the answer. The calls will be tracked so that no call goes unanswered. If the caller provides an email address, in some instances an email reply will be sent back to the caller.
We are always looking to evaluate our services in an effort to bench mark and tailor our product so that you are getting the best product in the market. To further our evaluations, in the near future, we will be sending a customer survey questionnaire. We would ask that you kindly take the time to respond to this survey so that we can evaluate our service product and our staff.

Obey the Law
While our roads have been privatized, the public has a right of access to the commercial establishments within our community. In addition, guests and commercial vehicles constantly use our roads. At the time we privatized our roads, Section 22 entered into a traffic enforcement agreement with the Lee County Sheriff’s Office (LCSO) as was required under Florida State Law. Also at that time, Lee County DOT surveyed the property to make sure it complied with all traffic requirements and signage. Since that time we have periodically asked LCSO to patrol our community especially when there appears to be a general disregard for traffic safety. Most recently the LCSO spent two mornings in the Marina resulting in issuance of dozens of warnings for traffic violations and numerous tickets for matters from speeding, to running through STOP signs at 30 MPH, to driving with a suspended license and no proof of insurance which is required under Florida State Law. It should be noted that these tickets and warnings were given out to bicyclists, motor vehicle drivers, and golf cart operators.

Pay fees online to Alliant
We now have the capability for owners to pay their fees through our Property Manager’s website. Please go to the website www.Alliantproperty.com and you will see a menu item “Online Payment” on the vertical menu bar. They will then need to enter the first 5 digits of the association name (Punta) this will bring up your association and will prompt you to enter your info. This site is secure and no others will have access to this. Owners can pay with credit cards, electronic checks and certain debit cards. There is a fee that the owners pay. We do not make money on this; it is strictly a service we provide for owners.
You the owner has to set up your account when you go to the website. We will receive a lockbox file for the processing of the transactions every day. The money is automatically deposited into the association’s bank account.
